Kitchens and bathrooms for Lewes period homes

Lewes has more than 500 listed buildings, oak frames hidden behind Georgian fronts, and lanes too narrow for a van. A kitchen or bathroom here takes more planning than almost anywhere else we work, and we build that into the quote from the start.

Georgian fronts on medieval plots

Much of old Lewes is older than it looks. Medieval plots run back from the High Street, and plenty of houses are oak-framed behind 18th-century fronts, some clad in mathematical tiles made to pass for brick. Others are flint, or brick with flint. Inside, that gives you rooms of odd sizes, floors that dip and stairs that turn tightly, and every one of those shapes what can go where.

Space is the usual problem. Georgian and Victorian townhouses on narrow, deep plots often have a bathroom shoehorned into a back bedroom or off a half-landing, and a kitchen at the far end of a long, thin ground floor. Good design here gets more out of the same footprint: a wall-hung WC, a shower where the bath was, tall storage, a kitchen that runs the length of the room.

Not all of Lewes is old. Nevill, Wallands and Malling are later neighbourhoods, and their houses take ordinary refits and extensions without the same constraints, though they’re still inside the National Park. Even a small Lewes terrace is a valuable house, so spending carefully on its kitchen or bathroom is money well placed. In the later houses the bathroom is often still the builder’s original, and replacing it is a quick job by comparison.

SDNPA, Article 4 and the Friends of Lewes

Lewes has been inside the South Downs National Park since 2010, and the National Park Authority handles its planning. The Lewes Conservation Area is covered by an Article 4 direction, and in 2023 the Authority consulted on a new appraisal, management plan and Article 4 direction for it. Directions like this remove permitted development rights for minor works, window and door replacement among them. We check the current version before pricing anything external.

Local scrutiny is real. In 2020 the Friends of Lewes objected to double glazing with dummy glazing bars in the conservation area, which tells you how closely changes are watched. If the house is listed, consent is needed for any internal change that alters its character, and that can extend to a new kitchen layout or the removal of an old bathroom. Time spent on the application is cheaper than time spent undoing work.

Twittens, skips and Bonfire night

South of the High Street, the twittens are far too narrow for a lorry, and the grain is so tight that some buildings can only be seen from their neighbours’ gardens and yards. On jobs like that, materials go in by hand and the programme allows for it. A skip on the road needs a licence from the highway authority, which the skip firm usually arranges, though on tight streets a wait-and-load collection often works better. And we keep deliveries well clear of the town centre around 5 November.

Can you get materials to a house on a twitten in Lewes?

Yes, it just takes planning. Where a lorry can’t reach the door, we arrange a drop at the nearest point and carry materials in by hand or by barrow. Units and worktop lengths are measured against the route as well as the room, because a three-metre slab that won’t turn the corner is no use to anyone. If access adds time, you’ll know before you sign.

Is planning in Lewes decided by the council or the National Park?

The South Downs National Park Authority, which took over town planning when the Park was created. Lewes District Council refers Article 4 questions for properties in the Park to the Authority as well. In practice that means National Park policies, a higher bar on design and, in the conservation area, close attention to small details such as windows, doors and roof materials.

Can I fit a new bathroom in a listed Lewes townhouse?

In most cases, yes, but internal changes that affect the building’s character need listed building consent first. That can include moving a wall, lifting old floorboards for new pipe runs or taking out original fittings, and consents have been granted with conditions that historic fittings stay. We work out early what’s significant so the design fits round it.

Will Bonfire night affect my building work?

It can if your house is in or near the centre. The Lewes Bonfire on 5 November takes over the town, so we don’t book deliveries, skip swaps or noisy work for that time. For the rest of the year it’s simply a date in the diary we plan around, much like a bank holiday.
